The Cincy Hat Foundations’s focus is providing neuro-inclusive housing for adults with intellectual and developmental disabilities. We comply with all Fair Housing laws and do not exclude any possible renters. We look for residents who are seeking an independent living environment and have their own support systems in place.

Primary residents must be 18 years or older and out of the school system.

Our first development will feature 5 apartment units (3 1 BR/1 BA, 2 2BR/2BA) in the heart of Madisonville. One of the units will be reserved for a Community Resource (Cincy Hat Employee) who lives on-site to provide property management support.
How will residents be selected?

We will facilitate a lottery process to provide leasing opportunities for our first development in Madisonville. The lottery will be conducted sometime between April and June. By filling out our interest list survey, you will receive updates on how to opt-in to the lottery process.
What type of direct supports will The Cincy Hat Foundation provide its residents?

The Madisonville apartments are a bring-your-own provider setting. Residents must bring all of their own direct service provider needs. A part-time employee of The Cincy Hat Foundation will occupy one of the apartments as a live-in Community Resource for the building, but this person will not be responsible for providing direct living support.
What exactly does the "Community Resource" do?
What exactly does the "Community Resource" do?
The Community Resource oversees building maintenance and fosters a welcoming social environment for residents through planned social events within Madisonville.
Compare them to an RA in a college dorm!
They are available for building emergencies (e.g., a maintenance issue or lockout), but they do not provide medical care, behavioral support, or ADL (Activities of Daily Living) assistance. They will live in the building, but are not expected to be on-site 24/7. Residents will have access to their contact information.

Our first development in Madisonville will feature
- 2 - 2 bedroom, 2 bathroom wheelchair accessible apartments (1st floor)
- 3 - 1 bedroom, 1 bathroom apartments (2nd floor, accessed via staircase)

What are the rent rates for the first apartment building?

1 Bedroom, 1 Bathroom Units - $900 per month + utilities
2 Bedroom, 2 Bathroom Units - $1,400 per month + utilities

The building will have 3 rear parking spots (1 reserved for community manager) and plentiful street parking is available around the building.
How will maintenance requests and accommodations be handled?
How will maintenance requests and accommodations be handled?
If an accommodation is needed or a maintenance issue arises, tenants will request directly to the property manager through a standardized form and we will ensure quick resolution.

We do not formally match roommates. Individuals selected in the lottery process will be responsible for finding a roommate, if needed.

No, you do not have to be employed, but must have means to pay your rent and other living expenses such as food, transportation, utilities etc.
What happens if a resident has a medical or behavioral emergency?

Residents and their support teams should follow their individual safety protocols. In the event of a life-threatening emergency, 911 should be called. The Community Resource is not a first responder, but will assist as they are available and able.
What security will be provided at the apartments?

Our security features will include secure key fobs and access points, security cameras (outside of the building), and other standard security features. We will not have any direct camera monitoring within each apartment.

Yes, a standard security deposit of first month’s rent will be required to secure an apartment

We anticipate the first set of residents will move-in late summer / early fall 2026.

Will the apartments come fully furnished?
No residents will be responsible for bringing their own furniture and furnishing their apartments.
